The Problem: Oversized, Never Cooled, Six Companies Later
The system was installed four years earlier by another contractor. From day one it never cooled the house during Texas summers. When we looked at it, the problems were not the house. They were the install:
- Equipment oversized for the home, so it short cycled and never pulled humidity out
- Outdoor unit sitting out of level
- Condensation in the air handler closet
- Spray foam packed near the heating elements inside the unit
- Electrical work done improperly, a real fire risk
Six companies came out over those years. Most blamed the house. One quoted an even larger system, which would have made every one of these problems worse.
What We Did Differently
Sizing first, sales second. Instead of guessing tonnage, we had an independent company run a Manual J load calculation, Manual S equipment selection, and Manual D duct design. The customer paid the third party directly, so the numbers were unbiased. That report decided the equipment, not us.
Right-sized inverter equipment. We installed a GREE FLEXX Ultra inverter split system. An inverter compressor ramps up and down to match the load instead of slamming on and off, which means longer, steadier run times and real dehumidification in North Texas humidity.
Cleaned up the old install. Everything is new except what runs inside the wall. New air handler in the hall closet with new drain connections, a new leveled outdoor pad on a gravel bed with a timber border, a new disconnect, new electrical, and a finished line set cover at the wall.
Flushed what stayed. The main PVC drain and the refrigerant lines run inside the wall, so tearing them out meant opening up the house. We kept them and flushed the refrigerant lines with Rx11-flush to clear out old oil, moisture, and contaminants before connecting the new R-32 system. Old oil left in a line set is one of the most common reasons a new system fails early.
Documented commissioning. The homeowner gets a written commissioning report with the startup readings from her own equipment. She monitors the system remotely through her ecobee.

What the Homeowner Said
“After having a 4 yr old oversized system done by a shotty installer in the Highland Village area and refusing to make it right… it never cooled down the house during the summer. Having a Manual J, D, and S done by an independent company… I was able to get the right size needed for my home. Henry recommended I do this to answer all my questions and IT DID… Sadly alot of AC companies out there are horrible. I know, I went through 6 and all were wrong or didn’t speak up and try to find the problem. Blamed my home. It wasn’t… I had lost faith in AC companies until you.”Google review, 5 stars, Burleson, TX
Why Oversized Systems Fail in North Texas
Bigger is not better. An oversized AC cools the air fast and shuts off before it runs long enough to pull moisture out. The house feels cold and clammy, rooms swing hot and cold, and the equipment wears out early from constant starts. In DFW humidity, that is the most common complaint we see on systems under 10 years old. The fix is a load calculation, not a bigger unit.
Burleson HVAC Questions
Do you work in Burleson?
Yes. We cover the greater DFW area, including Burleson, Fort Worth, and Johnson County, for replacements and second-opinion inspections.
Can you fix a system another contractor installed?
Yes. We diagnose first, document what we find with photos and readings, and give you repair and replacement numbers in writing.
Why do you recommend an independent Manual J?
Because the company selling you the equipment should not be the one deciding the size. A third-party load calculation removes the sales pressure and gives you a number you can trust.
What is a GREE FLEXX Ultra?
A ducted inverter split system. The variable-speed compressor matches output to the load, which improves comfort, humidity control, and efficiency compared with single-stage equipment.
